Florida Real Estate Buyer’s Agent Publishes Why Agreement Terminated

Skyfor published a letter this week from a Florida Real Estate Buyer’s agent who attempted to explain the reasons she terminated her agency agreement after three months of searching for a home for her clients. The agent says she failed to get a written agreement, which may have clarified the responsibilities and expectations of both parties. The names of the participants have been changed to protect their privacy.

The letter, and tips for avoiding the unhappy outcome can be found at http://buyeragentsearch.com/buyer-agency-agreement-gone-wrong-florida/

Although the broker felt she was working hard to meet the client’s expectations, apparently the buying partnership between the mother/daughter buyers was a difficult one. Both intended to be on the deed, but had different ideas of what they wanted to buy.

A commonly-cited reason for disagreements is that one or the other parties is not really hearing the other’s needs. However, when two or more clients are involved in the same transaction with an agent, the problems can become compounded when the two people buying are not listening to one another or finding common ground in their purchase priorities. Additionally, some clients will ask their agent to do a tremendous amount of research and evaluation, but when it becomes time to take action, they do not trust their agent’s advice.

The letter from the broker states “Buying 9 houses, Carla, does not give you the experience of a 25 year Realtor Veteran, whom was born here in Florida and has been a part of a Builder/Developer family”.

On several occasions, the agent would follow the direction of the daughter buyer, only to have the conclusion contradicted by the mother buyer. The problem was that this agent was getting instructions from both people, and then would get caught up in the conflict and disagreements between mother and daughter. The agent gets caught in the middle.

In the circumstance described, the clients put in offers but did not then heed the advice of the agent with regards to the terms necessary to possibly win the bid in the strong seller’s market in their price range of $200,000 to $250,000. Additionally, each client kept changing their minds about what was most important to them in their home purchase.

The letter is published via Skyfor’s consumer education website. Those wishing to get tips on how to avoid this situation and to get a list of recommended buyer’s agents may do so at https://buyeragentsearch.com/find-a-buyers-agent/
